Numbers: $265k Purchase, $2.3k monthly rent, 30% Conventional, 4.25%, ~$600/month cashflow per month.
Not a home run by any means, but it met our criteria of > $250 cashflow per unit, close to 1% rule, B/C class
neighborhood, and > 7% cap rate. Cash on cash return right around 10%.
And, tenants have lived there for 22 years (front unit) and 6 years (back unit)!! Crazy.
